Statistics and Reports in Macufy: Monitor the Performance of Your Properties
Introduction
Knowing how much you’ve earned this month, which platform generates the most bookings, your occupancy rate, or comparing this year’s performance with last year’s are essential data for making good decisions about your properties. Without access to this information, managing a holiday rental is like driving without a dashboard.
Macufy includes a comprehensive statistics system available from the basic plan, with no need to purchase any additional plan. Both from the general dashboard and from each individual property, you can access graphs, summaries and exportable data that give you a clear and precise view of your business performance.
This article explains what data you can consult, how to interpret it, and how to download complete reports of your bookings.
Where are the statistics?
Macufy offers statistics at two different levels:
General dashboard (Main dashboard)
Accessible from the main menu, the general dashboard shows aggregated statistics for all your properties. If you manage several accommodations, here you can see the overall performance of your business at a glance: total income, combined occupancy, platform distribution and monthly evolution of all your properties together.
Dashboard for each property
Within the settings of each property, in the Dashboard tab, you’ll find the same statistics but filtered for that specific property. Here you can analyse the individual performance of each accommodation independently.
Both levels show exactly the same types of data and include the same download and analysis tools.
The booking calendar
The first thing you see when entering the dashboard is a horizontal booking calendar showing all active stays in a sliding monthly view.
Each booking is visually represented with a different colour depending on the originating platform:

From the calendar, you can instantly see occupied periods, gaps between bookings, and the distribution of arrivals and departures throughout the months. You can scroll back and forth in time to consult past and future months.
In the general dashboard, the calendar shows all your properties in separate rows, allowing you to see the overall occupancy of your portfolio simultaneously.
Main income graph
The statistics section includes a bar and line graph covering the last 6 months, the current month and the next 12 months. This time span lets you see both recent history and future income prospects based on already confirmed bookings.
What does the bar graph show?
Each monthly bar represents the total income for that month, calculated by nightly prorating. If a booking spans several months, the income is distributed proportionally between the months corresponding to each night of stay, giving an accurate picture of when each pound of income is generated.
The bars can be broken down by originating platform, showing in different colours how much of each month’s income comes from Airbnb, Booking.com, Vrbo, Expedia or other platforms.
What do the lines show?
Above the bars, the graph overlays lines representing additional metrics you can activate or deactivate:
Owner’s earnings (
total_host): the net amount going to the owner, after commissions.Platform commissions (
total_ota): what Airbnb, Booking or the relevant platform retains.Cleaning fees: income from cleaning each month.
Co-host: payments to the co-host if you have this role configured.
Taxes: applied tax amounts.
Promotions: discounts or promotions applied.
Number of guests: total guests per month.
Filters and controls
The graph includes controls to:
Select the date range you want to analyse within the available period.
Activate or deactivate individual lines to focus on the metrics that interest you.
Reset filters to return to the full view.
Distribution graphs (donut charts)
Next to the main graph, you’ll find two pie charts showing the distribution of bookings in the selected period:
Distribution by platform (income)
Shows what percentage of total income comes from each platform. It lets you instantly identify your most profitable sales channel. If Airbnb represents 70% of your income but only 50% of your bookings, it means Airbnb bookings have a higher average value than those from other platforms.
Distribution by platform (number of bookings)
Shows the absolute number and percentage of bookings by platform. Comparing this chart with the income chart lets you spot differences between volume and profitability by channel.
Monthly and annual summary
Below the graphs, you’ll find two summary tables with the most important data for each month and for the year as a whole.
Monthly summary
A table with one row per month including:

The table covers the last 3 months up to the next 11 months, giving you a view of both recent past and already confirmed future income commitments.
Annual summary
A condensed table with totals for the current year and the previous year, so you can quickly compare annual performance. It includes the same fields as the monthly summary but aggregated by year.
How the data is calculated: the prorating system
Macufy uses a nightly prorating system that distributes the income from each booking between the months it occupies, proportionally.
Example: A booking from 28 January to 5 February totalling £400:
3 nights in January (28, 29, 30) = 3/8 of the total = £150
5 nights in February (31 Jan counts, 1–4 Feb) = 5/8 of the total = £250
This system reflects the real flow of occupancy and income much more accurately than the simplistic method of assigning the entire booking to the check-in month. Macufy’s graphs and tables are therefore a true representation of when each pound is generated, not when the booking is registered.
Note: The number of bookings and cleaning fees are allocated to the check-in month (without prorating), as these are events that occur only once per booking and make more sense to account for in the month the stay begins.
CSV report downloads
In addition to interactive graphs and tables, Macufy lets you export all your bookings to a CSV file with a single click. This file can be opened in Excel, Google Sheets, Numbers or any spreadsheet tool for further analysis, sharing with your accountant, or archiving for your tax records.
What does the CSV include?
The report includes one row per booking with all relevant fields:

How to download it
From the statistics section of the dashboard, look for the Download CSV button (or download icon). The file will be generated with all active bookings in the visible range and downloaded automatically to your device.
The CSV report is especially useful for:
Tax returns: providing your accountant or tax adviser with a complete list of income by property.
Monthly accounting: tracking income and expenses with your usual tool.
Advanced analysis: creating your own graphs or pivot tables in Excel or Google Sheets.
Comparisons: analysing performance between properties or different periods.
Statistics available from the basic plan
All statistics are available from the basic plan, with no restrictions. You don’t need to purchase a Pro plan to access graphs, monthly and annual summaries, or report downloads.
This includes:

The idea is that information about your own business is always available, regardless of the plan you use. Macufy’s Pro features focus on advanced operational capabilities—more forms, more reminders, advanced notifications—but never on limiting access to your own booking data.
Tips for getting the most out of statistics
Review the dashboard monthly: Spend a few minutes at the start of each month reviewing the previous month’s summary and projections for the coming months. It will help you spot months with low occupancy where you can adjust prices or launch promotions.
Compare channels: Use the distribution graphs to understand which platform generates the most value. If Booking.com generates many bookings but with a very low margin due to commissions, it may be worth encouraging direct bookings or boosting your presence on Airbnb.
Download the CSV before filing taxes: Don’t wait until January to gather your annual tax information. Download the CSV every quarter and archive it. Your accountant or tax adviser will thank you.
Use prorating to your advantage: If you’re comparing January’s occupancy with February’s, remember that bookings starting in January and ending in February are distributed between both months. This gives you a more realistic picture of performance than simply counting bookings by start month.
Spot trends in the annual summary: If this summer’s occupancy rate is significantly lower than last year’s, it’s time to investigate whether there are changes in demand, prices or the visibility of your listings on platforms.
